Ocean Villa is an absolute private accommodation with traditional style. Ocean villa is made of 2 classic buildings, comprising the main and guests houses, both well maintained & set. It features 2 air conditioning bedrooms with 2 en suite bathrooms, a design within its own natural environment, which creates the ambiance of a traditional living style.
The 2,000m2 land, a small cliff part of a holy temple, is aligned with the beach. The property offers fantastic 180-degree panorama on the ocean, Kuta and Jimbaran bays. Jukung local fishermen boats dot the horizon. At night time their lights are a new emotion.
If you are a surfer, there is a good break in front of the house and the famous Canggu spot is just a stroll away.
If not, for sure you’ll enjoy watching them taking the best waves. While either on your sunloungers or sitting on the canopied bed, the deep harmony of the ocean keeps entertaining you.

The villa offers a taste of Bali culture and a home comfort: a contemporary Balinese architecture. Ocean rests within a private natural walled garden, complete with a 17 x 5 meters pool falling in the Indian sea. The fresh green coastal lawns are dotted with palms. In one corner, overlooking the ocean, a bench is a peaceful haven for chilling out with a book or a sunset cocktail. The smooth flat gardens are perfect for weddings, and also provide a great play area for children. The swimming pool with sunbeds has a toddler’s platform at the shallow end. The garden is romantically lit at night by ground lamps that illuminate the trees.

The main house : "Rumah utama"
Rumah Utama is set within the open-air living and dining pavilion, the kitchen, the main room with its en suite opened bathroom and the outstanding sunset "aperitif" corner. It overlooks the garden, the pool, Kuta bay and the ocean.
The main room
Watch the ocean from your bed. See the tremendous wildness from your bedroom, and suddenly you forget everything and you relax. Feel the sound of the waves, deep harmony. Enjoy the beauty, how restful. You feel that the outside world cares for you. Allow yourself to receive the extra ordinary gift of feeling “at home“.
The air-conditioned main bedroom features a queen-size bed and a delightful en-suite garden bathroom. Attractively furnished, it features a timber floor and provides mosquito net, TV, stereo (with speakers on the terrace), DVD, safety box, telephone, computer and internet. The TV corner is set up with a mattress which can be used as an extra bed for a young child. An extra mosquito net can be easily installed.
The en-suite bathroom has an open air garden and shower with hot and cold running water. From your bed: an 180◦ gorgeous panorama from sunrise to wonderful sunsets. This is a favorite with honeymooners.

Situated a bit down and 30 meters from the Rumah Utama, this wooden construction with alang-alang roof is really appreciated for its beach bungalow ambiance. This very romantic and natural cottage offers its own en-suite bathroom with hot shower. The bedroom is complete with a queen-size bed, a mosquito net and AC. From your bed: the ocean and Uluwatu cliff.

Staff
A full staff has been with the house for years, all local Balinese who take pleasure in serving.
The cook - The cook will offer a menu, do your shopping and cook with love with no extra charge other than the cost of the food
The Maid - Responsible for housekeeping duties, taking care of your daily laundry and providing waiter service around the grounds and buildings of the property.
The two security guards - Night duties are to patrol the grounds and guard the entrance of the villa from dusk to dawn ensuring your security.
The gardener and pool attendant - Tending the garden and the grounds of the villa. Cleaning and maintaining pool. General maintenance.

Location
Villa Ocean is located in the traditional fishing village of Seseh on Bali’s south-western coast. Encompassed by nature, within peaceful rural surroundings, it is only a twenty-five minutes’ drive from the fashionable shops, world-class restaurants and vibrant nightspots of Seminyak, and about a forty-five minutes' drive from Bali's International Airport. It is a fifteen-minute car journey from Nirwana Golf Course, one of the best golf courses in Asia; and close to Tanah Lot, Bali’s most dramatic and venerated sea temple. The majority of the island’s tourist attractions are also within easy reach.
The approach to the villa is by way of a country lane marked by an ancient, holy banyan tree. Emerald rice fields line the road as it meanders through an avenue of coconut palms. Colourful temple ceremonies, together with farmers in conical hats riding rusty old upright bicycles, are a common sight – the rural life of Seseh village has not been dented by tourism.

General
The villa has a maximum number of 4 (four) guests. This must be adhered to unless otherwise agreed upon prior to receipt of full and final payment. Reservations shall be for a specific number of guests which may not be exceeded, unless this has been authorized by Villa Ocean. Parties are not allowed unless this has been authorized by Villa Ocean.
What is included
The villa has a domestic household staff. Including a villa manager. The property is fully equipped with bed linens, towels, cooking utensils, etc
Culture, Religion & Temple
Culture and Religion are the base of the Balinese life. Especially because the villa is located on the Batu Nungul temple land, guests should respect both of them, and maintain a decent behavior, particularly in the garden area. No party is allowed at the villa, in order to secure the holiness of the Temple’s area.
Registration
In accordance with the Laws of Indonesia all villa guests must be registered with the authorities within 24 hours of their arrival at their destination. A photocopy of each guest’s passport will be requested by one of owner’s staff upon or shortly after arrival at the villa. A registration form must be promptly filled out and signed by each guest. The cost of which shall be for the account of the tenant.
Payments and cancellations
After we receive your booking confirmation, an invoice for the full amount will be sent to you by email.
The guest’s deposit of 50% of the total rental amount will be sent to the given bank account in the invoice within seven (7) working days. We have the right to cancel the booking if the deposit is not received in time. The remaining balance will be received by us within 38 days prior to the hirer’s scheduled arrival (53 days for Christmas/New Year bookings).
In the case of bookings made less than 45 days (60 days for Christmas/ New Year bookings) prior to arrival, the hirer’s full payment will be sent to us within 7 working days after the written booking confirmation has been received by us.
When bookings are made within a few days of the guest’s scheduled check-in, payment is subsequently made on the arrival date. We do not allow any hirer to reside in the villa without firstly making the full payment. Full payment will be received by us as soon as possible after the guest’s arrival.
We agree that the guest’s deposit will be partially refundable if the reservation is cancelled 61 days or more prior to arrival (91 days for Christmas/New Year bookings). We will deduct a fee from the client to compensate for administration and time involved to secure the booking of which we will receive USD 300.
We agree to return the deposit (less USD 300) to the guest’s within seven (7) working days.
Booking cancelled less than 61 days prior to arrival (91 days for Christmas/New Year bookings) are subject to forfeiture of deposit. Final payment (if received) is non-refundable and these payments are retained by us.
Changes to reservation
A USD 300 administration charge may be levied to any changes for a villa reservation, which has been confirmed and for which a deposit has already been paid.
Bank account
Payments only to bank details as provided on invoice.
Tax and service charges
When renting the villa, there are no hidden costs, surcharges (for accommodation), staff salaries, service fees, or management fees that is responsibility of the guest/tenant. Gratuities for household staff shall be left to the guest’s discretion.
Check-out time
There is generally no check-out time for our property unless this has been clearly stated in writing, which will be made known to a prospective tenant prior confirmation and receipt of deposit for reservation.
Telephone
Telephone lines are not present in the village. But cell phone is available in the Villa. Guests just need to buy voucher units in a telephone counter and can use for local and international calls.
Internet
On request, the villa can provide an internet connection for USD 0.50 per MB. Guests are asked a deposit of USD 100.
